About SOUTH SAN FRANCISCO.

Nicknamed “The Industrial City”, South San Francisco is nestled in the valley of the San Bruno mountains, affording the city with sweeping vistas from higher levels and a definite sense of identification with the Bay. Being in the mountain’s shadow, the city experiences mild winters and dry, cool summers with the hills offering a shield from much of the fog that prevails in the neighboring areas.

South San Francisco offers citizens a place to live comfortably in it’s quiet residential areas; over 32 parks to enjoy the outdoors in, public swimming pools, and a marina; places to work from over 2,800 firms and businesses – including biotech opportunities, giving the city the title of "Birthplace of Biotechnology.”

With just over 67,000 residents, South San Francisco has spread to include over 10 neighborhoods, each with their own distinct features, styles, and tastes. The city offers residents a wide variety of restaurants, entertainment, and recreational activities for any one to enjoy.

The cities median home price sits under the Bay Area average at $980,000 for a single family home, defining the city as one of the more affordable locations in the Bay Area.

A LOOK INTO THE NEIGHBORHOODS…

South San Francisco is divided up into 10 individual neighborhoods.

  • Winston Manor - Primarily features cozy, high value homes. The neighborhood centers around Winston Manor Park and is surrounded by shopping, dinning, easy freeway access. This well-established community continues to attract interest from buyers looking in the South San Francisco area.

  • Westborough - One of the larger South San Francisco neighborhoods. Westborough features great access to shopping, good schools, and a very large park with plenty of recreational offerings.   • Avalon Park/Southwood - Conveniently located between El Camino Real and Highway 80, Avalon Park has easy commuting and access to local shopping and amenities.   • Serra Highlands/Buri Buri - One of the more sought after neighborhoods in South San Francisco, Serra Highlands/Buri Buri homes feature larger lots and great access to local amenities, shopping, and El Camino Real.   • Sunshine Gardens - Dating back to the early 1950s, the Sunshine Gardens neighborhood has continued to develop over the years and has created a very strong community feel. Homes are well maintained and community has a quiet, safe atmosphere. The closest city to the BART station, Sunshine Gardens is walking distance to many local shops and amenities.   • Brentwood - Sandwiched between El Camino Real and Highway 80, Brentwood is a quiet, safe, and family-friendly community that is close to local services and includes great parks and local schools.   • Terrabay/Paradise Valley - One of the newest neighborhoods in South San Francisco, Terrabay features a variety of townhouses and single family homes, in a safe and private community. Terrabay is divided into two sections, the village side primarily made up of single family townhomes, and the single-family side to the east, containing the detached properties situated on their own lots.   • Sign Hill/Downtown - Home to the iconic South San Francisco hillside sign installed during the 1920s, the Sign Hill/Downtown neighborhood includes prominent homes, schools, and notable establishments.   • Orange Park/Mayfair Village - Minutes away from downtown South San Francisco, Orange Park/Mayfair Village is home to Orange Park, a large recreation area including a community pool, tennis courts, bocce courts, baseball field, and centennial dog park.   • Lindenville - Lindenville has a neighborly feel to the community and close access to multiple parks, shopping, and great schools. With close proximity to both the Downtown neighborhood and the Avalon Park neighborhood, Lindenville is centrally located in South San Francisco and is a great community for young families.
